Right now, before anything else

  1. Keep away from water that’s reached outlets, cords or a power strip.
  2. Only if the breaker panel is dry and reachable, switch off the circuit for the wet room.
  3. Get valuables up high and out of the water’s path.
  4. Take photos first. If the water is coming from a unit above you, photograph the ceiling and tell your building manager or association.

Water in Westmont this year

The heaviest rain came on July 4, 2026. Just after 5:00 PM CDT, Westmont Fire Department dispatch reported multiple flooded roadways near Plainfield Road and IL-83. Photos and video from neighboring Willowbrook showed a few feet of standing water on roads and flooded parkland (about 5:15 PM), and a private weather station there recorded 4.31 inches of rain, almost all of it in one hour. On Westmont’s west edge, 5th Street flooded near Fairview Avenue in Downers Grove (about 6:40 PM).

On August 1, a local official reported several inches of standing water on roads and parking lots near Cass Avenue and Traube Avenue in Westmont (about 9:30 AM). The next morning, a volunteer CoCoRaHS station just northwest of Clarendon Hills logged 3.19 inches for the 24 hours ending 7 AM August 2. *Preliminary National Weather Service reports (NWS Chicago Local Storm Reports): Report 1 · Report 2 · Report 3 · Report 4 · Report 5 · Report 6

Westmont’s housing is more mixed than its neighbors’. Only about 41% of homes are single-family detached, and about 55% are owner-occupied, so many residents live in condos, apartments or townhomes. The median home was built in 1976 (ACS 2020–2024 5-year estimates, tables B25024, B25003 and B25035: Census Reporter). In a multi-unit building, water often comes from a unit above or next door, and the association, the owner and the renter may each be responsible for different parts.

What we do

  • Find the source and stop it where we can. In shared buildings, that may mean working with your building manager.
  • Extract standing water and take out only what can’t be properly dried.
  • Dry and monitor: we take moisture readings on walls, floors and ceilings and repeat them until they show the space is dry.
  • Photograph the source, the path and every reading, so you, your association and your insurer see the same record.
  • Repair what came out.

If the water came in from above, we document where it came in.

If your lower level took the water, see flooded basement cleanup.

The EPA recommends drying water-damaged areas and items within 24–48 hours to prevent mold growth, so every wet wall gets a reading, not a guess. (Source: EPA)

How it works: You call, and we listen first. We look, measure and photograph, then give you a line-item estimate. You get updates as the readings come down.

Your Westmont paperwork

  • Permits and registration: many renovation and remodeling projects in Westmont need a permit before work begins (Westmont Municipal Code Sec. 18-36). The Village’s permit page says every application, including interior-only work, needs registration for the general contractor and all subcontractors, and contractors must be registered before applying. • Waterproofing: the Village publishes a Waterproofing Permit Guide in its document center.
  • Clarendon Hills and Willowbrook have their own rules.

Westmont water damage FAQs

Water is coming through my condo ceiling from the unit above. What do I do first? Protect what’s below it, photograph the ceiling, and tell your building manager or association right away so the source upstairs can be stopped. Then call us to document and dry your unit.

Does Westmont need a contractor to be registered for interior water repairs? Yes, for anything that needs a permit. The Village says contractors must be registered before they apply, interior-only work included.

The streets near Cass and Traube flooded in August. Should I check my lower level? If you saw water in the street, look at your lower level, floor drains and sump pit. Water that seeps in slowly can sit under flooring or behind drywall without showing.
