Most of Elgin’s 2026 flood reports came on July 4. A private weather station on the west side logged 3.86 inches of rain, almost all of it in a single hour (report at about 6:00 PM CDT). Elgin’s city officials reported 6–8 inches of standing water on Lucca Drive and Airlite (about 3:20 PM). A trained spotter reported Tyler Creek out of its banks, with extensive flooding at Judson University and several local roads impassable (about 4:00 PM). Video showed at least a foot of water on College Green Road (about 4:30 PM).
Earlier, on June 24, a few inches of water stood along State Street downtown (about 6:48 PM). *Preliminary National Weather Service reports (NWS Chicago Local Storm Reports): Report 1 · Report 2 · Report 3 · Report 4 · Report 5
Elgin’s housing spans a century. About 19% of homes were built before 1940, and the 1990s and 2000s added roughly 28% more. The median year built is 1977. About 62% are single-family detached and 14% attached (ACS 2020–2024 5-year estimates: Census Reporter). An older home there can see water come up a floor drain in a heavy storm, while a newer subdivision home is more likely to have a sump pump and rain seeping in.
If your lower level took the water, see flooded basement cleanup.
The EPA advises drying water-damaged areas and items within 24–48 hours to prevent mold growth, and older plaster walls in particular need readings to confirm they’re dry. (Source: EPA)
How it works: You call, and we listen first. We inspect, measure and photograph, then give you a line-item estimate in plain language.
Whoever insures your home, we document the damage and meet your adjuster on site. Your claim is between you and your insurance company.

How a policy treats water depends on where it came from: surface water or a broken pipe. Check your policy and talk with your insurer. We make the record clear and complete.
Do you work with my insurance company? We work with your insurance company. We document the damage and meet your adjuster on site, give you a written scope with photos and measurements, and help you understand the process. We are not a public adjuster, and your claim is between you and your insurance company.

My house was built in the 1920s. Does that change how it’s dried? Often, yes. Plaster on lath, old-growth wood and stone or brick foundations hold and release water differently than drywall. Moisture readings show what can stay.
Does the City help with drainage problems in my yard? Elgin’s Private Property Drainage Assistance program helps with long-standing drainage problems, especially ones that affect neighbors or damage structures. Apply before any work starts.
What should I photograph for my insurer? The source, the highest waterline, the floor drain or sump, damaged belongings, and the outside grading if water came from outdoors. We add our readings.
