A basement full of water is overwhelming. Tell us what happened, and we’ll help you sort out what comes next.

Safety first, basement edition

  • Don’t go down the stairs if you’d be stepping into water near the electrical panel, outlets, a furnace or a water heater.
  • Turn off power only if you can reach the panel from a dry spot. If you can’t, leave it and call your electric utility.
  • If you smell gas, leave the house and call your gas utility from outside.
  • Keep children and pets upstairs, especially if the water came up through a floor drain.

Why basements here take on water

Basements in the Chicago suburbs and Northwest Indiana usually flood for one of a handful of reasons: – Heavy rain on saturated ground. When the soil can’t take any more, water pushes in through wall joints, cracks and window wells. – A sump pump that can’t keep up or loses power. Storms that knock out electricity are the same storms that fill the pit. – A plumbing or appliance leak: a water heater, a washer hose or a supply line that gives way.

Knowing which one it was matters, both for the cleanup and for your insurance conversation.

What we do in a basement

  • Remove the water, from standing water on the slab to what’s soaked into carpet.
  • Remove what can’t be properly dried, and dry everything else in place.
  • Dry the slab, walls and framing, then take moisture readings and repeat them until they show the space is dry.
  • Photograph every step: where the water came in, how high it rose, and each reading.
  • Leave the space ready for your contractor.

If the water came up through a floor drain, tell us when you call.

Finished vs. unfinished basements

Unfinished basements usually dry faster. Bare concrete and open framing let air move, and there’s less to remove.

Finished basements hide water. It wicks up drywall, settles under flooring and collects behind baseboards and paneling. Readings, not guesses, decide what has to come out.

Sump pumps and floor drains

After the water is out, a few quick checks help you understand what happened: – Sump pump: Did it run? Is the discharge line clear and pointed away from the house? Was the power out? – Floor drain: Did water come up through it, or flow toward it? – Window wells and downspouts: Are they holding water against the foundation?

Why drying fast matters

The EPA advises drying water-damaged areas and items within 24–48 hours to prevent mold growth, which is why a basement that only looks dry still gets measured. (Source: EPA)

Documenting it for your claim

Policies treat basement water differently depending on where it came from: rising groundwater or a burst pipe. Check your policy and talk with your insurer.

Illinois homes: We work with your insurance company. We document the damage and meet your adjuster on site, give you a written scope with photos and measurements, and help you understand the process. We are not a public adjuster, and your claim is between you and your insurance company.

Indiana homes: We work with your insurance company. We document the damage and meet your adjuster on site, write a line-item estimate, and submit documented supplements for anything missed. We help you understand the process, from the first reading to the handoff to your contractor. We are not a public adjuster, and your claim is between you and your insurance company. In keeping with Indiana law (IC 24-5-11-10.5), we never offer to pay, rebate or waive your deductible, and we don’t promise any payout.

Flooded basement FAQs

My sump pump failed. What should I photograph? The pump and the pit, the waterline on the walls, the discharge line outside, and anything damaged. If the power was out, note when it went out and when it came back.

Can you dry a finished basement in place? Often, yes. We take readings first and remove only what can’t be properly dried; the rest dries in place.
